Zaxon Inc. maintains a unit price data base for a variety of facility types and geographic locations that can help owners and designers establish a meaningful bottom line as well obtian upstream cost visibility for determining the feasibility of a project. Our specialists are equipped with a historic audit trail of over 200 projects and can quickly screen several alternate designs and prepare estimate techniques even when there is not sufficient engineering data available. Estimates are prepared from flow sheets, layouts, equipment details oral and written descriptions and sketch packages.
These estimates are prepared when the design is 25%-35% complete. Usually at this stage the project becomes architecturally well defined and it is possible to create a closer approximation of cost. Seasoned estimators generate a detailed breakdown of cost even though only one-line sketches are available in certain disciplines such as mechanical & electrical. The effort involves a considerable interaction with the design changes and is very useful in maintaining the cost within the owners budget.
These estimates occur at 65% design completion. They become more representative of the project on hand and allow a better analysis of the bottom line as it fluctuates due to changes in design of various components and systems.
Zaxon utilizes measured quantities from working drawings and partially or fully completed specification data. The detailed estimate is broken into labor material and equipment requirements along with general condition items, mobilization & demobilization expenses, overheads, profits, shipping and other items as appropriate. This estimate indicates the expected value of bids or proposals which will be received for the project.
These estimates are fine tuned after obtaining quotes for major cost items. Items which substantially impact the overall price of the project are analyzed and prices are verified through various in-house resources before being injected into the estimate. Our staff evaluate the bids and reconcile major differences, if necessary.
The Zaxon staff is always willing and available to assist the program manager, designer or owner in evaluating bids and negotiating a contract amount after bids have been received. We also assist owners in evaluating potential construction contractors and developing a selective list of qualified bidders for projects of all types. After contract award, our staff can provide support to evaluate and negotiate proposals which may result in an adjustment to the contract price. Our approach includes pricing the applicable construction items using local labor costs, productivity rates, and material suppliers in the vicinity of the project. We are prepared to review each item with the contractor unit agreement is reached.
